Buying & renting property

How to buy or rent a place, get keys, and run an apartment / business / motel.

Property in Roleplay Project covers houses, apartments, businesses, warehouses, garages, offices, penthouses, ranches, shops, storage units, state housing, government buildings, and rentals. They all use the same management surface — the differences are which interior you get and what economy systems can attach.

Finding a place

Listings show as for-sale blips on the map (see the Properties layer). Walk up to the entrance — a small floating sign tells you the address, type, and price.

  • Press E at the door for the property's management modal.
  • Public listings show the price, monthly tax, and whether the seller is the city or another player.

Buying

In the management modal, click Buy. The cash + bank balance is checked atomically — you can't double-spend by hammering the button.

Once paid, you become the owner. Keys, locking, and access are now yours to manage.

Renting

Some properties (apartments mostly) are listed as rentals instead of for-sale.

  • Click Rent to start a monthly lease.
  • The first month's rent + deposit is debited immediately.
  • Each subsequent month, rent auto-debits from your bank balance on the lease date.
  • If a payment fails (insufficient funds), you have a 3-day grace period, then the lease ends and your access is revoked.
  • /payrent to manually pay early; /myrental to view your current lease.
  • /endlease to move out (deposit returned minus damages, if any).

Keys & access

Once you own (or rent) a property, you can grant access to other characters from the property's management modal:

Level Can do
Owner Everything, including selling and granting other access.
Tenant Same as owner except sell/transfer (used for joint households).
Keyholder Enter and exit. Can't manage other access or finances.
Motel guest Time-limited keyholder for motels — auto-revokes on checkout.

To grant: open the property modal → Access tab → enter the target character's name → pick a level → confirm.

Locking, alarms, and break-ins

  • Lock toggle in the property modal (or /proplock when standing at the door).
  • Alarms can be installed — purchasable upgrade, contacts the LSPD when triggered.
  • Insurance covers theft and fire damage; pays out cash to your account on a successful claim.
  • Break-ins are a roleplay event: lockpicking, drilling, finesse — see the Crime → Break-ins doc for the player-facing flow.

Mortgages

You can buy a property without paying the full price up-front by taking a mortgage. The bank fronts the difference; you pay it back over a fixed term plus interest.

  • The mortgage modal is in the property's management UI.
  • Monthly payments auto-debit (same as rent).
  • Three missed payments → property is repossessed and re-listed by the city. You lose the property but keep the equity already paid down (returned in cash on repo).
  • You can pay early any time — interest stops accruing immediately.

Selling & transferring

  • Re-list for sale: management modal → Sell → set asking price → confirm.
  • Direct transfer to another character (e.g. a divorce settlement, a legitimate business sale): same modal but pick a target by character name + amount.
  • The city takes a small transfer tax on direct sales; for-sale listings have no tax until purchased.
